A study conducted by the Design-Build Institute of America (DBIA) provides insightful evidence of how effective design and planning can result in significant cost savings in construction projects.  The DBIA compared the project costs of a Design/ Build team (1 call) to the costs of a traditional design-bid-build model (3 calls).

The findings revealed that projects employing the Designer/ Builder approach experienced cost savings ranging from 6% to 10% compared to the traditional model. This significant difference in costs was attributed to the collaborative nature of the Design-Build process, where professionals work together from the project’s inception, leading to streamlined communication, no change orders (Save for scope of work changes), and enhanced efficiency.

Too many times we look at a goal that seems so big and try to tailor it down from the beginning.  We falsely believe that by limiting our thinking we will have an easier path to realization, and this reduces our fear of not “making it”.  Fear being the seed of indecision, we go down a path that we did not choose to an end goal we did not imagine. So…How do we mitigate this?

Begin by letting your imagination run wild.  You must set doubt aside and let your imaginations drive to obtain a complete picture of the ideal outcome of your project. What does success look like? Imagine the space you want to create, the ambiance you desire, and the functionality that suits your lifestyle.  Do this without boundaries of budget or fear. This phase is not about constraints; it’s about possibilities.  Now is the time to put it all on the table.  Witling to the final shape is what the rest of the process is about.

How to unveil your hidden vision:

Journaling: Dedicate a few minutes each day to jot down your desires, visions, ideas, and inspirations.  As cheesy as this sounds, reflection helps clarify your desires, making them more tangible and guiding subsequent decisions. Having a clear understanding of what you want is the foundation for making it real.

   – The Dominican University of California indicates that writing down your goals increases the likelihood of achieving them by 42%.

Pro Tip:  Consider your now needs, your future needs as well as the needs of anyone who may also use the space you are dreaming of.

Mood Board Creation: The fun stuff!  Gather images, colors, and textures that resonate with your vision to create a tangible mood board.  This is something that will develop over the life of the project.  Do not be concerned at this point about being accurate with your choices.

   – The Design Management Institute (DMI) emphasizes the power of visual communication in their “Design Value Index.”  This report shows that companies with “design as an integral part of their business strategy” outperformed standard publicly traded companies by 211%.  This implies that “design centric” projects are backed with a 211% advantage over projects not led by a designer.

 Pro Tip: A mood board provides a visual roadmap, aiding communication with professionals and ensuring a cohesive design.  The original mood board will be quite different from the final version, however this tool helps us take our many ideas and bring our focus to a point.  Now our vision really starts to unfold!

Open Conversations: Discuss your ideas with friends, family, or other resources to gather diverse perspectives.

   – External input potentially refines your vision, uncovering aspects you might not have considered and strengthening your commitment.  When soliciting advice from these sources, be careful to fully understand the impact on your vision. Our friends and family unquestionably want us to have a good experience, so we erroneously assume that they are giving us “good” advice.  Your final project is finally your responsibility.  No person understands your needs better than you (excepting a seasoned design professional).

Pro Tip – Architect Frank Gehry largely attributes the success of his projects to collaborative discussions with clients and team members.  Projects are doomed to bland mediocrity without the seasoning of collaboration.

DEFINE

Define Your Priorities – From Stagnation to Strategic Planning

Now that your vision is conceived, it’s time to define your priorities. What aspects are non-negotiable, and what elements are flexible? Consider your budget, timeline, and specific needs. This step transforms desires into a clear roadmap.

Budget Breakdown: Clearly outline your budget, dividing it into categories such as design, materials, and labor.  Here, planting the seed of definite decision will allow the plant to grow that was intended to be grown.  In other words, define your budgetary goals even if you cannot see how the end ties to the means.  Our understanding at this phase of the process is shaky at best.  We have an idea of what we want it to look like, so we plant that seed out of firm decision.

   – A detailed budget ensures financial clarity, allowing you to make informed decisions and avoid overspending.  Even if we are “wrong” about the budget amount the discussion must drive the rest of our decisions.  Know that the budget will likely be different (often higher) in the end that where you start.  That is okay…if you plant the seed of “I do not know what it will cost” you will reap a harvest of “I had no idea it would be that expensive”.

   – The National Association of Home Builders suggests allocating 15-20% of your total budget to design and planning.  Do not forget to include this as a part of your budget discussion.  Considering the example of the “Benevolent Brother” we can take the 15-20% of the planning budget (which he chided) and put it in the change order category.  This cost occurs whether in a reactive or proactive manner.  Emphasized by the Construction Industry Institute, clients can experience cost efficiencies of up to 20% by involving a design professional early in the process.

Timelines: Establish a rough timeline, considering any time-sensitive elements or personal milestones.  We understand by this point that we may not be terribly accurate with our projections.  Again, that is okay.  When beginning this journey do not let uncertainty hinder progression.  Make firm decisions now and the path will unfold before you, without the fog of fear misleading you or slowing you down.

   -A timeline fosters a sense of urgency, preventing procrastination and ensuring steady progress.

   – Data from The Home Projects Council echoes this by indicating that projects with well-defined timelines are 25% more likely to be completed on schedule. The seed of timeliness has been planted and will now grow into a harvest of predictability.

Must-Have vs. Nice-to-Have: Differentiate between essential elements and those that would be a bonus.  A designer will help better define what is mission critical and what is “extra enhancement”.

To DIY or Not to DIY  

The Construction Industry Institute (CII) recently focused a study on large-scale construction projects and compared outcomes between projects managed by experienced professionals and those undertaken without professional guidance (DIY).

The findings indicated that projects led by certified professionals consistently outperformed their counterparts in various key metrics. These included a higher level of safety on the construction site, more efficient resource utilization, and a greater likelihood of meeting project deadlines and budgetary constraints.  Improved proactivity and increased predictability of outcomes were among the top benefits of using certified professionals.

This study enforces the fact that involving professionals in construction projects contributes to improved project performance and enhances safety and resource management. Good relationships with professional partners increases confidence that the right decisions are being made.  Instead of “Should I DIY?”, try asking “Why should I DIY?”.  If the answer is to save money, you might be barking up the wrong tree.  Some tasks require expertise and can lead to costly mistakes. Consider the risks and benefits before diving in.
